PRECONSTRUCTION SERVICES

Moseley's services center around two phases: preconstruction and construction. As a rule, it is in the best interest of the owner to contract with Moseley early in the preconstruction process in order to take advantage of our full range of preconstruction services.

Preconstruction Services

In construction, it is essential to begin with the end in mind. A preconstruction phase characterized by open communication and proactive problem solving will set the standard for the entire project.

The preconstruction phase is critical to the successful completion of the project. During this phase, the design/construction team will review the construction activities and the availability of materials in order to formulate the schedule. Careful planning during preconstruction will result in the greatest savings to the owner. The preconstruction phase includes the following activities:

Local market knowledge comes into play as potential subcontractors are identified and bid packages are developed. Operations personnel, such as the project manager and superintendent, may support the preconstruction effort by participating in constructability reviews, schedule development and value analysis.

Construction Estimates/Cost Modeling

The ability to accurately and competitively understand and evaluate the actual construction costs of a project is a skill that Moseley's estimators have honed through many years of experience. We not only use the latest state-of-the-art computer equipment and software, but our professional staff has many years of experience interpreting the data correctly and realistically.

From this information, we are able to develop accurate budgets, cost estimates and schedules that will be followed throughout the project.

Value Analysis

The concept of Value Analysis is often misunderstood. Moseley uses this term to describe its thorough analysis of each element of the design, as well as its intent. Our estimator works to ensure that the design, budget and requirements of the end-user are in synch. During the value analysis process, the design/construction team identifies any components that can be improved upon either in design, material or cost. Any alternatives are presented and evaluated by the team in terms of cost, useful life, maintenance, operating cost, and compatibility with design intent.

Constructability Review

The project team reviews all designs and details, ensuring that the design can be built as intended. In addition, the team resolves any engineering issues before construction begins, avoiding costly changes later in the process.

Long-Lead Materials and Equipment Procurement

Estimators review the materials and equipment needed for the project and determine if any have long lead times that could affect the schedule. The procurement process is initiated at the appropriate time to ensure that all materials are received on site when they are needed. This eliminates costly delays during the construction phase.

Scheduling

The basic project schedule sets forth in detail all construction activities, project milestones and other critical dates. A preliminary schedule is updated at each phase of design development. Upon project initiation, milestone dates are verified and cost loading of labor and materials are applied. This schedule will represent the plan for completing the project. Any modifications that are required can be easily analyzed to establish the most efficient route to meet the schedule. Trades are coordinated to increase efficiency on-site. A wealth of historical scheduling data, combined with our track record of on-time delivery, ensures that the facility will be constructed within the predetermined time constraints.

Phasing and Sequencing

Closely related to scheduling, phasing and sequencing ensures the highest level of efficiency on- site. In addition, sequencing may be required to allow occupied areas of existing facilities to continue to function throughout the construction process. Through careful coordination, the owner can often realize significant time and cost savings.

Subcontractor Prequalification

Moseley brings prequalified, experienced subcontractors to the project team. Each subcontractor on our prequalified bid list has been reviewed for experience, financial stability, quality of work, ability to meet the schedule and price, and willingness to work as a member of the team.
